The kitchen is one of the busiest rooms of the house- it serves as a functional food preparation area and a hub of social activity too. The kitchen is no longer purely a mealtime only space; it is a homework space, family dining area, home office, arts and craft zone, and a space for informal entertaining of friends- all the best people end up I the kitchen at parties!

Updating your kitchen enables you to create a room that meets all your domestic and social needs. With good planning and a little imagination, the dullest of kitchens can be transformed into a functional and vibrant space to cook, eat, work, and entertain. There is a huge range of styles to choose from when creating and updating your kitchen, and these all work as a great way to stamp your personality on your home. Whatever your preference regarding modern or traditional materials, simplicity over high-tech installations, sleek modernist styling, or bespoke solid wood freestanding statement kitchens, there will be an option available to meet your requirements.

Planning permission for kitchen renovations and installations is not usually as they come under ‘Permitted Development Rights’, but there are strict rules around altering the height of the existing roofline, or renovation work within residential properties that are classed as houses of multiple occupancy or flats. Our best advice is to research the latest legislation which is available on the main UK government website’s extensive section on planning permission, your local council will also be able to give you the most relevant information for your local area.

Before you start on any construction work in your home it is worth contacting your local authority planning department to have an informal chat about your proposed work. A little research and time taken with phone calls to your local council in the early stages will save a lot of unnecessary stress, frustration, and money. If you go ahead with work without the necessary permissions you may be ordered to reinstate the space back to its original condition at your own cost. Not being aware of planning consent, building regulations, and any other planning issues is not considered a suitable excuse for going ahead with unauthorised property alterations.

All works will need to meet building regulations criteria; these are a set of regulations aimed at ensuring renovations and restorations conform to the highest health and safety standards that are completed by trades people and individuals with relevant accreditation and experience. It may be tempting to only take advice from friends and family with experience of converting their own home but it is still always worth making that call or sending that email to the planning office before you proceed. You will also need to apply for permits for skips, hippobags, and skip bags if they are to be place on a public road; these can take a few days to be granted so don’t get caught out because the skip company delivers a skip before you have the permit in place- you may get a fine from the council!

There are many ways of approaching a new fitted kitchen; many people head straight to their local DIY superstore and take advantage of free planning and wrap around service provision. This option is useful to get a starting idea of how you can transform your existing kitchen. A word of caution though- planning services that are available in store will only be able to offer you a kitchen design that can be created by the ranges and sizes that particular store stocks and sells. Looking through magazines, manufacturers catalogues, and online inspiration websites can also offer a wealth of ideas. The internet is full of home renovation websites and social media posts which are a great starting point for putting together an initial ideas board.

Using an independent kitchen fitting service will allow you to bridge the gaps between off the shelf kitchen solutions and introducing bespoke sizing and features into your design. For example, you may find a range of units that are perfect but that do not provide the extra elements you are after to personalise your kitchen to meet your needs and aesthetic. A joiner can make additional bespoke elements that bind component parts together- elements such as bespoke pantry shelving, built in seating booths, bespoke bars and islands, wine racks, and display cupboards can be seamlessly installed to help the space flow.

Fully bespoke freestanding and built-in kitchens can add a real wow factor to your property as you have full control over proportions, function, and materials used to create a dream kitchen. While bespoke options will come at a higher price point, the quality of workmanship and freedom to have full control over the materials and style used for the construction. For many people, this high level of customisation is worth the extra time and money.

The cost of a new kitchen will vary greatly from one installation to another. The main factors affecting cost will be the quality of construction materials, off the shelf vs high end fixtures and fittings, and the size of the finished project.

Kitchen renovations may be as simple as just replacing the wall units or extending an existing scheme, other projects may involve completely removing the existing kitchen and replacing it like for like, while other projects may entail a complete redesign and installation of new bespoke cabinets, flooring, windows, appliances, and worktops.

As a rule of thumb for a standard, DIY store supplied fitted kitchen from a supplier such as B and Q or Howden's for example, you could be looking in the region of £10,000 to £12000 for an average kitchen size of a standard 3-bedroom home. If you opted for a fully bespoke kitchen, hand crafted from solid wood, (who can resist the look of real oak?) with top spec appliances you could be looking more in the region of tens of thousands of pounds. As with most home improvement projects, costs will increase as you upgrade materials and complexity of design and installation.

Renovating and modernising the kitchen will usually add value to your home. The kitchen is one of the most used spaces in any home, so requires updating and refreshing a little more often than other rooms due to the heavy daily wear and tear. Potential buyers will often be interested in the quality and state of repair in the kitchen as a guide to what costs they may incur after moving into the property. Many new homebuyers are prepared to improve kitchens and bathrooms at some point after moving in, but due to the cost and upheaval it can put potential buyers off, preferring to pay a little extra on a home that will not need the work doing.

Apart from possible issues from building regulations and planning consent, there are a few issues that can arise from a kitchen installation. One of the most frequent disappointments is bad room layout caused by rushed planning.

When planning a new kitchen, it is really important to take the time to think about the ergonomics and flow of the workspace- are there enough sockets and are they in the right place, is there enough room to open the oven door and bend down safely to place items in the oven, is there adequate heat resistant surface space near the oven to save wondering around with heavy hot dishes? Other possible problems are supply of services to the kitchen- consult trades people to ensure your existing electrical supply can accommodate new energy requirements, and that plumbing installations will have adequate capacity for water supply and wastewater disposal, and a heating engineer will be able to offer advice and solutions to ensure adequate ventilation is available to keep your home safe and warm.

If you are ready to take the next steps, do give us a call and we will be delighted to move your plans for your ultimate kitchen onto the next phase.
